Plastering

Inside wall surface plastering using CM 1:5 Outside Walls and ceiling with CM 1:4 Normal Finish

Doors Main Door – Teak wood solid doors with design and brass handle, Brass Tower Bolt, Magnetic door stopper.
Other Doors – Teak (Kerala Neelambur Teak) with flush doors Brass handle P.C.hinges, P.C.Tower, Bolt and Good Quality lock and Rubber Door stopper Both room Doors inside to be coated with water proof coating and painted.
Windows, Ventilators

Windows with – Kerala Neelambur Teak frame 4” x 3” and Glass Shutter and Square M.S. Rod Grills.

Loft Bed Rooms – One side.
Cooking Platform Granite Top and Steel sink and glazed tiles above the flat form.
Bathrooms, Toilet One Standards (Parryware) EWC with flush tank, Shower, Control Valves (Johnson – Milona) and CP taps good quality make glazed tails 7’ in bath room
Wash Basin

20” x 16” Coloured wash basin in all toiles and dinning hall. (Basic cost of Rs. 35/Sq)

Painting Inside painting with One coat of White Cement with Patty Finish with 2 coats of Plastic emulsion with roller finish.
Outside painting one coat of Kottayam and one coat of ACE Exterior.
For grill and wood work 1 coat primer and 2 coats enamel paints.
Main doors polishing with Memaln finish
Roof Treatment Weathering course with lime mortor / surki and CM 1:5 and finish with proof liquid.
Parapet wall 9 ½” thick brick wall with height 2’6” as per the elevation parapet wall will be accommodated properly.
Flooring

All rooms flooring with good quality 2’x2’ vetrified tiles. All bathrooms tiles Ceramic non skid tiles. Colour accepted by Party 1

Elevation

Suitable Elevation in the front faces of the building.

Wiring All lines concealed with PVC conduit pipes and with Finolex brand / Kundan / E-Fab wiring and box consealed.
Switches

ISI Brand good quality Moduler switches Kundan, ENZO

Height of Roof Above 9.6” after plastering finish
Sanitary

All the pipe lines with UPC GI fittings & PVC. For Waste water drainage and rain water 3” PVC Septic tank of adequate capacity
